Most sellers execute through DocuSign. If you prefer paper, we can send a PDF to print, meet in person when we are in your market, or mail a wet-ink set. Whatever is most comfortable — every owner on title needs to sign.
Contracts typically carry a thirty-day close. In practice we often fund in two to three weeks once diligence is complete and the title work is clean. We deposit funds to escrow after the inspection window and push to record as soon as the file is ready.
We underwrite against current comparable listings and recent sales in the immediate area — not a discount-to-wholesale formula. The offer is meant to be a fair cash number so you can weigh it against listing, without guessing at net proceeds.
